Kindred Developments prepares to break ground on five new villas in Margate

Cleared site at 19 Leonard Street, Margate, ready for construction of five villas

Kindred Developments is preparing to begin construction on a new multi-dwelling residential project at 19 Leonard Street, Margate, with plans to deliver five single-storey, two-bedroom villas in a well-connected pocket of the Redcliffe Peninsula.

The existing house and swimming pool have now been demolished, marking the first major milestone for the project. Final documentation is being prepared for building approval, with construction expected to commence in the coming weeks and a build time of approximately six months.

Kindred Developments is working alongside Aite Group, a reputable Brisbane-based residential and commercial builder, to deliver the project, with Kindred’s Mark Nicholls managing the development.

After spending recent months working behind the scenes to coordinate the project, Nicholls is looking forward to seeing work get underway.

“We have slowly been working in the background to dot the I’s and cross the T’s, but I am starting to get really excited to get building approval and break dirt in the coming weeks,” said Nicholls.

The development reflects Kindred’s experience delivering smaller-scale residential projects, having been involved in this type of development for more than a decade.

“Kindred has been delivering these types of developments for over a decade now. We know there are customers out there that want affordable, quality, low maintenance homes in great locations,” said Nicholls.

At 19 Leonard Street, the focus is on creating practical, well-built homes that make the most of their location. With five two-bedroom villas planned, the development will offer a different option to the traditional family home, with single-storey living and a lower-maintenance approach to everyday life.

The location is a key part of the appeal. With the waterfront, local shops, schools, cafés and pubs all nearby, residents will have access to many of the things that make peninsula living attractive, without needing to travel far for everyday essentials or time out with family and friends.

The project is expected to appeal to a range of buyers, from first-home buyers looking for an entry point into the local property market, to downsizers seeking a more manageable home and investors looking for well-located, newly built accommodation.

For Kindred Developments, 19 Leonard Street is another opportunity to deliver housing that responds to the needs of the local market while contributing to the ongoing evolution of the Redcliffe Peninsula.

With demolition complete and building approval the next milestone, attention is now turning to the start of construction. Over the coming months, the site will begin its transformation into five new homes, adding another residential option to an established and sought-after part of Margate.
